The short version

What a grievance is.

Your property tax is based on the value the county assigns to your home. If that value is too high compared with similar homes, you can ask the county's Assessment Review Commission to lower it. That request is called a grievance.

Many Nassau homeowners file every year. Those who never file often pay more than their neighbors for a similar house.

What homeowners ask us.

How do I know this isn't a scam?

Fair question. We never ask for money, card or bank details, or a Social Security number, and you owe nothing unless the county lowers your assessment. The authorization only lets us file a grievance for one tax year, and you can cancel before we file. You can look up our company in the New York Department of State's database, read the county's own description of this process, and call us at (516) 518-6678 before signing anything.

Can filing a grievance raise my taxes?

No. Nassau County states that its Assessment Review Commission will never increase an assessment as a result of a grievance. The worst outcome is that your assessment stays the same. See the county's page.

What does it cost if I don't get a reduction?

Nothing. There is no sign-up fee and no filing fee. You owe us only if the county reduces your assessment.

Why 30% when other firms charge 50%?

Most of the work is finding comparable homes and filing on time. We automate the research, so we can charge less and still do the job properly.

I already signed with another firm. Can I switch?

Only sign one authorization per year. The county denies duplicate filings, so if another firm is already authorized for this year, stay with them or cancel with them in writing first.

Do I have to do this every year?

A grievance covers one tax year, so most homeowners file annually. We'll contact you before each filing window, and you decide each year whether to continue.

Can I do this myself?

Yes. Any homeowner can file with the county at no charge. We do the comparable-sales research, the filing and the follow-up for you.
